The Situation
A diversified real estate portfolio comprising 72 assets across 15 countries required a comprehensive strategy to determine how capital and management attention should be allocated across assets with significantly different market positions, development potential and strategic value. The objective was not simply to assess individual assets, but to establish a portfolio-wide decision framework defining which assets should be retained, enhanced, developed, partnered or exited.

The Approach
- Developed a portfolio-wide asset classification and capital-allocation framework.
- Classified assets into four principal pathways: Dispose; Keep & Enhance; Invest & Develop; and Partner.
- Assessed strategic fit, return potential, development opportunity and capital requirements at asset level.
- Developed investment and development pathways for selected assets.
- Identified opportunities for PPPs, joint ventures and strategic development partnerships.
- Engaged international and strategic developers and considered partnership structures designed to bring capital, development capability and international expertise.
The Strategic Value / Impact
The portfolio was reframed from a collection of individual properties into a capital-allocation portfolio in which each asset had a defined strategic role and investment pathway. The resulting framework — Dispose → Keep & Enhance → Invest & Develop → Partner — supported more disciplined capital allocation and focused management attention on assets with stronger strategic and economic potential.
