Why StrataCap.

The name pairs the two disciplines at the center of our work. Strata reflects structure — the layered, disciplined thinking that real estate and major decisions demand, and a nod to real estate itself, where value sits in the details of structure, use and ownership. Cap reflects capital — the financial discipline, capital allocation and CFO-level rigor we bring to every mandate. Together, StrataCap represents structured capital thinking: real estate and finance expertise applied with the same rigor a CFO would bring to any major decision.

StrataCap Advisory is a senior-led independent advisory boutique, bringing together executive experience and specialist expertise in strategy, finance, investment and real estate. We assemble the right team for each mandate, with direct senior involvement and clear accountability throughout the engagement.

Founded by Samir Derbas, Founder & Managing Director, StrataCap draws on his experience as a CFO and senior finance executive across Saudi Arabia and the GCC. His background spans real estate development, investment groups, project finance, corporate transformation, and advising boards and executive leadership on major financial and strategic decisions.

Our advisory model combines this practical leadership experience with a network of specialist consultants, including professionals with leading strategy consulting backgrounds. The team reflects the decisions at hand, whether reviewing an investment before Board or Investment Committee consideration, strengthening a finance function, or shaping a funding and growth strategy.

We support boards, CEOs, CFOs, investors and family businesses seeking independent judgment, rigorous analysis and practical recommendations.

Samir Derbas is a senior finance and strategy executive with 28+ years of leadership experience across private-sector and semi-government organizations, including large-scale real estate and mega-project environments. His experience spans real estate development and investment, corporate finance, strategic planning, funding, performance management, transformation and capital allocation across Saudi Arabia and the GCC.

Throughout his executive career, Samir has advised CEOs, Boards and senior leadership teams on corporate strategy, development strategy, business planning, capital allocation, financial performance and major investment and development decisions. His approach combines a CFO's financial discipline with a strategic understanding of how real-estate and major-project decisions translate into capital requirements, risk, execution priorities and long-term value creation.

Samir has also contributed to the regional business dialogue as a speaker and panel participant across multiple editions of Cityscape in Saudi Arabia and at finance, CFO, strategy and transformation conferences in the Kingdom. His thought leadership focuses on real estate, strategic finance, Board decision support, capital allocation, transformation and the evolving role of the CFO.

Dr. Mohanad Alwadiya

CEO, Harbor Real Estate

Dr. Mohanad Alwadiya is the CEO of Harbor Real Estate and a leading real estate advisor with over 25 years of experience in Dubai. He has managed and advised institutional real estate portfolios exceeding AED 20 billion and has served as a senior instructor and advisor to the Dubai Land Department since 2008, training and mentoring thousands of real estate professionals. He holds a Doctorate and two Master’s degrees in real estate-related disciplines and is an SCA-licensed FinFluencer. Dr. Alwadiya is also the bestselling author of Landlording – From Renting to Financial Freedom and a prominent real estate media personality, bringing deep market expertise, institutional experience and regional influence to the Council.

Eng. Khalid M. Radwan

CEO, Retaj Engineering & Consulting Co.

Eng. Khalid M. Radwan brings over three decades of leadership in Saudi Arabia's real estate and development sector. As CEO of Retaj Engineering & Consulting Co., he leads corporate strategy and oversees complex engineering and development projects. He previously spent more than a decade at SARED, the real estate arm of Saudi Airlines Corporation, directing business development, finance, operations and mega-project execution. A graduate of King Abdulaziz University with a degree in Architecture, Eng. Radwan combines deep regulatory expertise with hands-on delivery experience across large-scale Saudi developments.

Anamaria Meshkurti

Partner & Strategy Board Member, AMVS Capital

Anamaria Meshkurti is a Partner and Strategy Board Member at AMVS Capital, with a track record spanning investment strategy, real estate and cross-border business development across the GCC and Europe. She previously held roles with Red Sea Global and has represented Albania at the World Economic Forum and the International Telecommunication Union, and is a Founding Member (KSA) of Playbook. She serves as Co-Editor-in-Chief of Moneys Magazine Middle East, writing on investment and capital markets, and is an active member of the GCC-APAC Business Chamber. A graduate of Hult International Business School and Rome Business School, Ms. Meshkurti brings an international investment and market-development perspective to the Council.

Tarek Al Nabulsi

Managing Partner, Aster Global Partners

Tarek Al Nabulsi is Managing Partner at Aster Global Partners, a Jeddah-based advisory practice he co-founded with Basem Abu Dagga, serving family businesses and family offices on governance, succession and structuring matters. He was elected to the ICC Court — the International Court of Arbitration — for the 2024–2027 term, representing Saudi Arabia. Mr. Al Nabulsi brings family-office governance and dispute-resolution expertise to the Council, complementing its real estate and capital-markets perspective.
